Can a foreigner own a house in Thailand?

The land: not in your own name. Thai law does not allow a foreign individual to hold land freehold.

The building: yes, separately. A house and the land under it are separate assets, so the structure can be owned outright while the land is held another way.

Two legal routes for the land: a registered lease, usually up to 30 years, or ownership through a genuine Thai company with real Thai shareholders who contribute real capital.

The route that ends in court: using Thai citizens as nominee shareholders to control land is a criminal offence under the Foreign Business Act, and real estate is under heightened scrutiny in 2025 to 2026. See the full guide.

What is the cheapest house on this site?

The brand-new 3-bedroom pool villa in Bang Saray at THB 6,750,000 (145 m² of living area, about THB 46,500 per m²). The Thai-style villa near Krathing Lai is next at THB 7,500,000 for 500 m² of living area on a 1,400 m² plot.

Does any villa come with a rental business?

The 5-bedroom villa on Pratumnak Soi 2 is currently operating as a rental for up to 8 guests. No income figures are published for it; ask for the actual booking and cost records and have your accountant review them.

Are the villas registered in a company name?

Two of them, both on Pratumnak Soi 2, are stated as registered in a company name. A purchase of a company-owned property has a different legal structure from buying a title deed directly, so have a licensed Thai lawyer review it before any payment.

Why is there no price on the Si Racha villa?

The owner is selling urgently and gives the price on request. Contact the agent for the figure.
